Also keep in mind you should have a reserve built up aside from the initial down payment to cover any larger expenses that pop up that you would need to address immediately (heat,AC, Roof appliances, etc...).  

When the carrier adjusts a claim they typically depreciate the roof, windows and doors more so than other items.

Won't be able to replace the roof 25 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen 20 year life span with your budget.

They keep chewing holes in the hardest-to-reach spot at one of my cabins and living in a pocket between the roof and the loft.  

We removed walls, replaced fascia and soffit along with the roof.

We moved walls, replaced the roof, replaced the kitchen and bathrooms.

The tree has done slightly more damage than what you're showing and the engineer is requiring me to brace from the basement up to the roof with a temp 2x6 wall, and completely replace that section of foundation wall including the footer.

At the end of the day people will always need a roof over their head.

Post-rehab, I'll have about $70 sq/ft in it, and it will be shiny and nice...ready for another 15-20 years with new roof, new HVAC, new electric, new plumbing, new flooring, etc.   

After we got in and were able to see the roof, it looks like it's about 15 years old and has a couple layers of shingles installed.
