There may be other costs like heat if they aren't separate & lawn care/plowing which could eat into your cf.

So the Trulia crime heat maps are okay, but from my experience, they are often outdated.

I have been doing AC and Heating for the last 35 years and am tired of it. 

Just like a single family, just check the big ticket items like roof, foundation,Drainage system (run a camera if needed) heating system, boiler system (try avoiding if possible but not a deal killer). 

Here's my draft list:1) Lawn maintenance - mow grass and trim back tree branches so that they're at least a few feet away from the house and HVAC systems outside2) HVAC - each HVAC unit has an electric compressor for cooling and electric forced air for heat - besides removing debris from the outside of each unit, I'm not sure if anything else is really needed (e.g. potentially clean condensate pans if they have buildup)3) Jet the sewer line - there are a few bellies in the sewer line but the tenants are not experiencing any issues as a result of that.
