We have considered just staying put in our current house in which we have a tenant that lives with us and basically cuts our mortgage payment in half with their rent payment.

If you don't mind showing the property yourself you can just pay half 3% to the tenant broker.

I own my home in CH and I sorta househacked in that my house came with a permitted ADU, so I rented that out for a few years.

This specific example was that the landlord was not making necessary essential repairs and in the end only was entitled to half of the withheld rent.
