I suppose one could raise the standards; "3x rent in bank or other liquid assets,  100% positive references from all landlords from previous 10 years, 100% positive references from all adjacent current neighbors, 0 noise complaints filed against any occupants of current residence", etc

And we were just a little under market rate, so it was also a good deal price-wise.The beauty of renting these types of units, is that you will never get huge extended families, which equal noise, more maintenance requests, more parking hassles, and kids and damage.

@Joe Au, if you do rent to a college student make sure to create a custom lease agreement that goes into detail about noise restrictions, damages, and long-term guests who are not on the lease.
