For now, I'm a cash flow investor first and an appreciation investor a distant second.

This will leave me with another cash flowing property with no money in the deal.

Avoiding a 35% down is going to require a very profitable deal or cash flow on the property. 

HELOCs have more consumer protections, but they can still be dropped through no fault of your own.

We did a walk through and did not smell anything 2 days ago. so afterthe complaint we said we could go there and inspect.tenant started getting really angry and complaining about other things and how much rent they pay and we are greedy.
