My wife and I are finally in a place where we can really get started in real estate investing.My name is Dan Standke and I have lived in Sherwood, OR for almost 4 years now. 

I know I haven't been online for a while but i just signed up for real estate school finally and will be starting classes next month. 1. what are things that I should expect and look forward to?

I'm finally at this point and my I'm shaking with excitement.

@Jeremy S. newly minted CA RE agent at 18  took me 3 months to finally make my first sale after a ton of rejection some tears and thinking this is a crappy business. 

Be sure to sit down with your attorney before you finalize your agreement.

Did some more research and I learned that:Carryover losses extend indefinitely until final sale (and can be transferred from property to property if a 1031 is used).

Finally, has your tenant completed an ACH transaction?  

They asked for a final bid from me and I stuck with my cap price.
