That looks like a guesstimate of 20k to me just from the shape of it and expectations of worn out mechanicals as well.

Nothing wrong with that, just don’t expect appreciation in areas that haven’t had any in the past.

DSCR loans also require the expected rents to be at least a dollar over the anticipated PITI.

Is it realistic to expect we will get premium rent in a neighborhood?  

That may certainly change in the future, but for now I will be doing it on my own.

Marketing your rental units, screening prospective tenants and facilitating lease signing will give you experience that will be helpful in the future as you look to scale your portfolio.

I would love to see what most STR hosts purchase for insurance in comparison and what the expected premiums are.
