On average a 2 bedroom in that area is renting for $1,325/per month whish is $500 total more a month then what I have laid out on the excel sheet.With that Being said, this seems like a pretty good investment, it produces cash flow and has a decent margin on monthly basis.

Now would be an excellent time to read and learn your state's Landlord Tenant Laws.

Bottomline, as Jeff states, learn the rules first then ensure you have partners that have credibility in this business.  

Your best bet is to have an excellent deal to present.  

I've only been at this a couple of years so take this with a grain of salt (although my start is similar to what you are describing so that might add some credibility to counter it).The dollar to dollar compare between the two makes them look and read like a good comparison.  

But, you need to present yourself as credible and knowing what you are doing.
