Figures I saw even surprised me.

I declined to refund even though she tried to get me to do it several times! 

Often, even if a property does not advertise owner terms, there is usually seller receptiveness for the conversation.

My experience has taught me that it is just a human nature to seek the most benefit for them at any cost, even if it means harming someone who facilitates profitable transaction serving their interests.

Whereas a kitchen, guests may barely even spend time in.

If I bought something for a specific reason on one of the units I put those materials toward that one where possible even if it could be argued that it was a general expense (like buying 5 gallons of paint for one project and using 2 gallons left over to paint a single room later at another property). 

Is there a better option that I don't even see currently?

I can't even begin to tell you how valuable that time was in getting the most up-to-date info on the industry and doing a deep dive into what to look for, how to analyze deals, how to run facilities, rate management, etc.

Do I even need to file for those since the State already owns these properties?
