Do you flip or hold your properties?

I purchased 2 distressed duplexes next door to each other in the Seattle Tacoma area, initially with the intent of fixing and flipping them.  

Are you considering doing flips as well?

Hi all,  I' do about three flips a year, have a portfolio of rental properties and have purchased another 2 (soon to be 3) hold properties this year.  

I have 2 flips under my belt, used my own  money and now I don't want to keep using my money.

I recently finished up a flip project less than a mile away from this property and the seller is interested in purchasing this home and they have already been preapproved for a conventional mortgage. 

I would add that if you want to deal in real estate - especially buy & hold or flipping - you will want to work on becoming a people person.

I am a new. investor with three flips under my belt.

This year we have shifted our focus from just flipping to getting some buy and hold properties.  

There are forms of "illegal flipping" which involve selling a property on CD to someone with a large down payment and a poor ability to pay.
