@Lindsay West Yes, she can combine the two strategies to avoid taxes, however notice the critical caveat pointed out by @Wayne Brooks: the part of the sale price allocated to 1031 cannot be applied towards her new FL home.

The job did not produce any document/receipts for obvious reasons, and common sense would tell me this is not possible.

TeresaYeah, I noticed that too - the properties with the highest cap rate are ones where the purchase price is fake - auctioneers to do to attract attention, even though everyone knows they'll end up selling for more.
