That seems to be a common these here is to do a huge value deal with no skin in the game. 

I already spoke with @Phineas Howie about this earlier but will publicly state my opinion for the benefit of others.I do not consider medical collections because they are extremely common and I have no way of knowing what stage they are in.

@Andrew Kerr has brought up a very common missconception: "commercial" loans do not inherently have balloon payments. 

There are better lenders out there that will give you a much more legitimate POF letter at zero cost, but if you know you already have the funds and think a POF letter is BS, then for a few bucks you can print one off in like five minutes...literally faster than a phone call.

I don't understand why someone would want to collect colleagues, unless they actually have some common ground or have a question.

Is this "how to get a free house" trick common?

I think a common thread here is good communication and boundaries: I'll work with her to find a solution, and if we cannot make it work financially, we will have to find different accommodations for her.

These two things are the most common mistakes that wholesalers make.
