Cabinets are the cheap stain em' yourself models from Lowes.

I need to have all new kitchen cabinets and flooring.  

Even stapled-down luan plywood with a glued-down sheet vinyl overlay is a better choice than fragile Pergo.One of our better tenant-proofing tricks is very simple and will work almost anywhere, put in a large piece of glued-down 40-mil PVC shower pan liner under every sink in a cabinet.

We also do daich spreadstone countertops which are super easy to repair if damaged and we finish our own cabinets so we can touch up as needed.

With regard to the repair issues, if they are actually damaging items, such as cabinet, room, and closet doors; breaking outlets, switches or light fixtures; damaging walls or floors, etc., CHARGE THEM  for the repairs!

This one was a hoarder house, we cleaned out the entire property, new flooring throughout, new paint throughout, new kitchen (cabinets, stainless steel appliances, drop in sink, granite countertops), new bathroom (vanity, mirror, tub, tile surround), lots of landscaping, roof repair, some new windows / sliding door.
