There are a lot of benefits of being a member which I highly suggest.

Having your license can get expensive, but if you are active at either investing or retail RE, you should be able to cover your overhead with no problem.

First of all,  Security deposits  as rent should ONLY occur on the last month, and never before then - - otherwise you have nothing to hold over for damages on move out.QB is poor when managing security deposits, and when I asked this on a QB forum, you should have seen the procedural mess that was suggested to make it all work. 

Any suggestions for approaching RE brokers who might be interested in forming a relationship based upon our future VR Managment business- after working under broker for 2 years and then deciding to part ways what is the best way to retain properties brought on by myself.

Both companies have market rates - but their pricing is not super retail/premium.
