Your Appraisers and BPO Agents will attempt to determine what the "Market CAP" is for the property in situ based on prior recent sales and related P&L Data and then use the Market CAP Rate to set a value determination on their reports.With that said, you can also find "Desirable" CAP Rates that play into Wall Street and other Institutional Investors as well as some Commercial Lenders, but not the average Joe.I may be satisfied with a 10CAP and you may desire a 12CAP instead.
