Passaic river sediment with dioxin, mercury, PCBS in the garden, it depends where subject is located???

Now a days in our market here for new construction they got away from draining to the street. ( save the Salmon) and so now we have to do on site containment.. this includes gutters to the downspouts that then tie into a line that takes the water to either an above ground rain garden. ( IE concrete box with plants that thrive in the wet. ) or like in my project in Canby OR  to the back yard were we have to dig a little mini drain field like you would  a septic system.. so water all drains from the roof to this little drain field in the back yard.. 

I added some new carpet, fresh paint, and installed a glass shower door for the walk-in shower.

Fresh paint, carpet cleaning and general cleaning encapsulates or removes odors. 

Probably not gonna work for 10k for blue toothbrush left in the guest bathroom, but lawn tractor and gardening equipment, appliances, even window coverings, excluded in sale.

What kind of wear and tear will the new tenants cause on your freshly rehabbed project, will they be difficult tenants, paying tenants? 

To me, some of this stuff is common sense, but apparently that's a flower that doesn't grow in everybody's garden....Especially when it comes to sharing a bathroom- if you have 2 full bathrooms I would keep a bathroom for myself and let the tenants share a 2nd bathroom between them, especially if you think things not being clean would bother you in the slightest.

But it was the Pine Gardens area which is zoned R-6.

The issue is it seems outdated in design - again never an issue before in flipping as it's very easy to give a 'modern/fresh' look that's so appealing to end users.

Some of the complaints were just from having a fresh set of eyes.
