Backed out During Due Dilegence, am I crazy?

I had a property under contract down in Savannah, however I learned that only the downtown districts are allowed to STR and even those areas are capped at 20% with a 3 year wait list for a permit. The property I had wasn't zoned for STR. I pivoted my plan to utilize furnishedfinder.com for traveling nurses. However, this is my first property and my mentor told me to stick with the original business plan after seeing the cash flow change so I backed out. Am I crazy for not staying with the STR niche for my first property?
