Is it usually a building by building case?

Hello~ I’m operating on the barrier island on the Space Coast of Florida and have found homes to buy, and I have a friend in Cocoa who has been buying condo units in the same building, so very much like apartments.  

To register, an owner must provide a completed application, proof of ownership, designation of a responsible party, a copy of the City of Bradenton’s business tax receipt, a current and active license as a TPLE, a current certificate of registration from the Department of Revenue, an exterior site sketch, an interior building sketch, a blank rental agreement, and any pre-existing rental agreements.

I find it beneficial to communicate my screening criteria to potential clients before they arrange a viewing or submit an application.It is useful to directly verify information with employers and landlords.Make sure to follow both your state regulations and the Fair Housing Act.

To qualify, an investment club:must not make, nor propose to make, a public offering of its securities; andmust not have more than 100 members.A public web site or other public communication that could be viewed as suggesting that a club is looking for new members might be considered a public offering.

My aim is to build a climate controlled facility at one of these identified locations - about 250-300 units.

If your looking to continue build your portfolio with little interaction with tenants and not deal with issues throughout the lease,I would go with a PM.

You have to have a building permit in before you can start running utilities.
