IF you cannot trust what someone tells you as to the work that was completed - and that is verified by a 3rd party inspection, then trust is lost.If it is a simple case of what paint color was used, then sure, maybe it was a mistake.  

First of all, this is my first post in probably one of the best sites i have ever visited across all subjects even outside of real estate, excited to be part of this vibrant community.I'm in building a business plan phase for a buy and hold rental model.2 questions have come up while exploring the podcasts and forums.1.

I pasted with flying colors!!!  

They have really done a lot to try and keep that community vibrant and there are some very nice homes, shopping, and eating choices in that town.

It does not need to be in color, does not even need to have your logo, photo, or business card, or anything.

When you say it didn't pass inspection, do you mean it didn't pass with flying colors?

Often people seem to think it is all about picking the right color, right day of the week, right size, right postage, right nickname, right legal entity, right audience.In the past 30 years the individual investors I know have bought thousands of properties. 

I noticed their lawyer also wrote to the brokerage for not just his signing, but also the another broker in Major Real Estate Firm...No surprise..he is taking forever to 'sign this' I am sure in an attempt to hold this up...Showing his true colors once again..To start with, to me, what he did was try to take advantage of an elderly buyer, and then try a fast one on me.  

Some people say white sheets are best, but I actually prefer colored/patterned sheets for a touch of personality.

That is when a lot of their expertise can be utilized with decisions on finishes, colors, rehab ideas etc.
