FSBO Realtor Broker Question
Hi. I am revisiting my FSBO and we're chipping away...
As mentioned, I have an elderly buyer who walked into a broker (in this case shark) to get info on how to write a contract to purchase FSBO. He of course offered to show them other houses (the want ours), wrote it up for them, and attempted to charge ME the 3%. Of course I sent him packing. Had it been a reasonable 'fee' maybe...but this was not worth 20k he assigned to himself for writing a CASH/ AS IS contract .....
Anyway, to avoid creeps like this and potential idiocy with this cretin, I suggested they 'make sure' they didn't sign anything else with him (he never gave them a copy of the contract), and they are doing that via their lawyer. Of course, after lawyer contacted him, same said person now believes he should be compensated for his 'time' and 'advice' and the buyers are giving him a small fee ($500). So nowadays, it is acceptable for a realtor/broker to give advice and charge for their time????
He is supposed to sign some papers to take him off of this contract and reliquish himself (for what I am not too sure since I am almost positive he would have zero ground to stand on)..... I noticed their lawyer also wrote to the brokerage for not just his signing, but also the another broker in Major Real Estate Firm...
No surprise..he is taking forever to 'sign this' I am sure in an attempt to hold this up...Showing his true colors once again..
To start with, to me, what he did was try to take advantage of an elderly buyer, and then try a fast one on me. I am wondering how long I would really have to wait to move forward or are there 'rules or timelines' when this acceptable to expect a signature. TBH..even if he ever tried to sue this buyer, I think we can prove he was nowhere when the house shown, price, etc (she was excited to buy the house ) and really is not entitled to anything.
Do real estate companies themselves (i.e. the big named Realty Company) ever go after or discipline any of their staff for this kind of nonsense.??? Is there a statute as to how long he thinks he can 'involve himself'.??
