Traditional investment concept (stocks, bonds, CDs, 401Ks, etc.) is to accumulate enough capital so you can later draw-down (withdraw) funds over a period of time.

@Mike Buckley I would read Brandon Turners Book on investing in RE with no money down.Caveat about minimal down payments, if you go with traditional financing you will face PMI which can eat into your cash flow.

In my opinion a "classier" or more "traditional" marketing campaign works better in the nicer suburbs.

I'm trying to find a Realtor in Jacksonville FL that has experience working with investors and is willing to not only do traditional sales but also creative financing deals as well.

There are self directed IRA custodians that hold accounts and can process non-traditional investments that have set fee schedules based on some combination of the dollar value of the account, number and type of investment assets and per-transaction charges.
