My issue is knowing wether I should do more SFH or duplex style.

Your way is better business wise, but it is not my style. 

I try to be nice about it because that is my style, but many agents style is to be adversarial.  

Rich Dad, Poor Dad is a popular book, but it is also fantasy, entertaining to read, but it doesn't teach reality or the basic knowledge needed to be successful in an industry.I'm always saying "learn real estate before trying to deal in real estate"!

What style?

I can only suggest that you form some type depending on what style of investing you hope to accomplish.

After months of searching for a multi-family deal, last year I took a leap of faith (and some money from my retirement account) and put an offer in on a 2 family property that has potential to be converted to 3 family (up-down style house).

They have a huge variety of guests who are succeeding in all different areas of real estate using different strategies that work for their style and markets.

I do find the house party style gatherings of today a concern.

I'd get some appraisers in the area or check with some log home builders up there and ask them who's best for appraisals..Is the access to the lake a good grade..We have extended family huge old pine log cabin with the chink stuff between the logs.. vaulted pine beam style roof, original stone fireplace, 4 br, with huge fireplace room and large added on family room it's not a 4 season place. and have over 400 ft of lake shore with boathouse, about 4 acres in Detroit area. we had to get appraisal for insurance purposes and was hard.. came in a little over 1K a foot per lake shore.
