Getting started but not sure where to start

Hi! So I have been doing a ton of ready and researching and I don't know where to start and it's driving me nuts! I am a systems person but I don't know which system to go with for flipping and wholesaling. I want to start wholesaling first and then get some rental properties and start flipping. I've never done real estate but it's always been interesting but I'm confused as to where to start. I went to a fortune builders 3 day seminar and all the information was interesting but unless I paid the money for the coaching hey don't give you steps to get started. Do you all think they are worth the money they are asking?

Don't give them the 30k+ they want for coaching. 

I'd highly suggest that you read around on wholesaling on the site here. You need to become an expert in negotiations, marketing, and sales. That's why most wholesalers fail. They think it's "easy". The ONLY reason I made is that I came from a "one call close" background. 

I'd highly suggest getting your Real Estate license, working with a local investment firm, and starting out with a rental or flip.
