On top of that you will not have to decorated and get photos if you want to sell So I think it is a smart investment for your money 50-100% return ;) I try to do it on all mine now, but not on the one that are rented. 

Expect to spend 10-15K on a smartly purchased used one -  assuming your pad, electric, and plumbing are all effectively setup on the land.

If some dude from out of state (granted Brent is a smart dude) can find the same deal on the internet that you can find, then that tells me it is probably not that great of a deal and you are not taking full advantage of your home court advantage.

Mashvisors wants to be "smart" and help directly recommending investments, but it can't.  

I do think there are lot of innovations that are coming here, especially with the panel technology, battery storage, power delivery etc, where you could find ingenious ways to save costs and pass some of those cost savings to the tenant.

Not smart and my biggest regret.

None of this is family money (except my mother in law does help with my daughters 529 account)... but the rest is all that I have done through the years through hard work, saving, and investing smart.

The warranty is from date of sale not date of install so does't really make much sense in having it take up space using up it's warranty just sitting around.Pro active and scheduled replacement is always a smart move.
