I have purchased my first home and rental property which is a single family home with a mother-in-law apartment in the basement.  

I'm currently looking to network with more investor friendly real estate agents in the San Antonio area, specifically focusing in the Northeast section of San Antonio.I'm looking for single family homes within the $70,000 - $160,000 that need a pretty considerable amount of TLC and rehab with the intent to BRRRR them or flip them. 

Many people will have different reasons for buying or Not buying a condo as an investment property, my reason is I have a day job that I won't be leaving so this allows me to invest in RE without having to deal with the complexities of Single family properties, the HOA takes care of all the exterior issues, I cover the interior issues. 

Single Member LLC?

For the past couple years and now are turning my efforts into Buy and Hold single family and multi-family properties.

Unless you have a lot of other deductions to get over the standard deduction of 12k single and 24k married, then it wouldn't be worth the effort. 

So yes, every single crowdfunding deal is potentially susceptible to a downturn (just like every real-estate investment), with some more than others.The first thing to look at is the capital stack.
