Unfortunately, my private lenders wouldn't provide the proof of funds unless they see the actual documents to be sure the deal is worth their time.

I do like to see the financial information that people put out, just so I can better understand what other people are getting, and see if there is some area I might be missing out on.

I didn't see the two values in the appraisal and asked the sellers to come down to $205,418 which they did.

The seller can always say no after they see the contingency language in your contract.  

That doesn't mean that you can make an offer without following the rules to successful investing (as in having access to the property to see the work that needs to be done, etc.) but making an all cash offer shouldn't have an inspection clause.

If you are shopping on the MLS and you see a deal you make a call, set the showing and go see the property (in most case faster than you would get a call back from a responsive agent).
