I would say get the deal done if it truly is a good deal, build up your reputation and then you will get paid more.

They will know who the reputable private or hard money lenders are and can advise you on who to use and who to stay away from. 

I could see you developing a reputation for "low ball" offers that could negatively impact you.

My first Issue I guess would be funding and is there a reliable hard money company or private money out there that is reputable.

You can check reviews on Google, TrustedCompanyReviews.com, Yelp.com, and on BBB.org, all very reputable places to check reviews on a company. 

They have screened only the most reputable note brokers.

If a NY state school is 1/3 the price of a big name, but has a solid reputation, don't be afraid to go there.

@Cheryl Daniels in regards to having contractors work on the house when tentents belongingd are there, always hire reputable and insured contractors to do the work.
