I am looking to invest in the Metairie, LA market.

After analyzing the local Mercer County market I've noticed there are not that many MFH that are desirable meaning cash flow can occur, but appreciation, schools and good tenants will be at risk.

His book “Invest in Debt” is still the best on the mechanics of discounted note investments.John Beck, unfortunately succumbed to temptation of “guruism” in his later years, hooked up with a real estate marketing company out of Las Vegas, and became front man for mentorship programs promising unsubstantiated returns.

We do properties 75k plus in value, but, it’s a niche market with little competition at those loan sizes.

Granted MFH are more common in rougher parts of central jersey and my purchasing power can't acquire me something in North Jersey here homes are much more desirable when it comes to appreciation and schools and safety.

@David Haughtona few reactions:-everyone thinks their market is expensive.

Louis are good markets, but I think that they’re already saturated with investors. also curious about finding out how many vouchers are ready given out.

There is 820k left on the loan at 2.25%, it has been sitting on the market for about 100 days, and they are asking just over 1.15 mil.
