I was completely upfront with the seller and disclosed what my plans were for the house and explained the screening process for possible tenants. 

You may not get all for criteria in the first phone call, but as you build rapport with the seller, you’ll see how motivated they are.

I cold called the owner as soon as I saw it and I negotiated via email for the most part and phone a little bit.

Get out and Network and or get on the phone with folks.

We use cozy screening and don't really even need a SSN except if we were to evict and try to collect a judgement.Has anyone been successful in collecting a SSN number in court during the eviction/judgement process?

Get on the phone and speak with a few of the providers that are active here on BP.

I would get him on the phone and ask him as may questions as you can to get to what might be the real reason.

@Patrick GarrettAs @Stephanie Potter mentioned so are soooo many variables that come into play and my recommendation would be to get on the phone and start calling every bank/credit union in town.

Stick to your screening standard and don’t compromise.
