One bed+bath upstairs, two beds + one bath in a finished basement.Fast forward 5 years (after the long term tenant of 4 years left) and I get a report that the basement has been ruined from water intrusion, requiring the entire basement to be gutted and re-finished.

I accepted the 2.5 week wait because as a rookie I was worried I might not get someone else--the next day I had to turn down someone who would have moved in on our "available" date. 

Have you considered moving portfolio to long term? 

If you were a bank/lender and an investor wanted to borrow funds on a property with several moving parts (actions towards repayment) what would you want to see from the applicant? 

I agree with these possibilities, and unfortunately I hoped for a new approach in which I can work with them and grease the wheels to get the result I want, but you are basically just saying move on, which is easier in the end. 

If I don't give them the specific address, then we will not be able to move to the next step.

They could have moved away, inherited, or just not care about it anymore or aren't willing to rent it.

Then move and rent out the townhouse.  

But, it is not for everyone, you have to be ok moving into a new home every year or two...
