BUT in this case you are right, if a seller starts to twist terms of the contract and tries to pressure you during inspection, that's a different dynamic.

I had the same address as my landlords (a nice older couple) and they just put a very basic wall mounted mailbox next to my exterior door and my landlord would just separate out my mail and drop it in my mailbox.

I really liked starting with EXP Realty myself due to the ability to consume cloud based training from home and on my schedule and have local support and a local mentor through my first few transactions when I needed it most, but no pressure to attend something when I had other obligations.

You can try Roofing.QualitySmith.com i found this with a quick search they offer an on line bidding system. you should ask the roofers if there insured, there experience in roofing, for some referrals also make sure to get several bids. a job like a roof has a lot of labor cost in it so bids will vary. id also get bids on the job with a tear off and an overlay. if your replacing the air cooler then the installer of the new unit should disconnect and remove it properly. roofers might brutally remove it and destroy mounts,connections or duct work and make more repairs for you. plus they may throw it off the roof Ive seen it done.
