The whole deal appears legitimate but really the person doing the repair estimate is not a true professional in estimating costs and ARV's are cherry picked comps.

Based on that, it seems to me that selling the property in the next three years will be the only opportunity I have to capture the equity without borrowing on it, utilizing a 1031 exchange, or having to pay taxes on the gain.I understand that my goals and financial situation could affect my decision, but my question is: Is that a legitimate reason to sell the property?

I assured her that my offer was legitimate and that i could see she is moving out , but I know she is not sleeping there, and cannot simply use the place for storage cause it's more convenient for her. we agreed that whatever was not out by Friday I would help move into the garage , where she could take a another week or so to get everything completely out, That night I got a call from another tenant.. she has a truck there and is clearing out the garage.

If your realtor doesn't understand how to spot these items and doesn't understand the costs of repair/remediation, they're not experienced enough to support a legitimate real estate investor, and you'd be well-advised to find a more experienced agent.2. main inspection by an experienced, licensed/certified home inspector --a lot of this ends up cross-validating what the initial inspection revealed, but in some cases the main inspection has revealed items that we missed on the first pass, but which would have cost me tens of thousands if not spotted during the main inspection.3. scope the sewer line to inspect its condition--this can easily end up saving you tens of thousands.4. meth test.A lot of inexperienced people skimp on the DD (often because they're too cheap to pay for the inspection services).
