I might live in there once my kid goes to college.

Even with our 3 kids, we lived in two bedrooms on the main floor and rented two rooms in our basement.

I am currently exploring the area for duplexes, looking to house hack.

Which I don’t mind moving since I have the ability to do that since I have no wife or kids. 

But I guess that's good learning for me and giving me an opportunity to explore the market better and be confident in my decision when the time comes.

Let's say an obvious junkie applies for your $600 apartment and he has no job, no Landlord reference, a 486 credit score, six kids from five different women and two of those women are currently sitting in his 1984 Oldsmobile smoking hand-rolled cigarettes and offering services to any man that walks by.

So the chances of someone getting hurt bad go up a lot with those type of places versus a school where mainly kids are being taught a certain martial arts style and some parents take along with them.There are varying business models within the martial arts community so important as a landlord to research what type is interested in your space and why.Also important to know if the school owner has shown success with a bunch of other locations or is this a franchisee that is learning the business on the location they want to occupy with at your center?
