I joined Bigger Pockets because I was very hands off with our two (2) rental properties and wanted to become more hands on.

2 -  regarding the earnest money, this portion would be out of our pocket correct, not funding from the HML?

Quick math, assume your mom is in a higher limit county with $535k max and she needs $700k, that is a difference of $165k so you will have to come out of pocket to the tune of $41,250.
