So, cashflow is not taxable.These numbers are probably far less than impressive, but remember that the property is brand new, my estimates are very conservative, and I'm essentially buying at retail price.

hope you didn't buy the semi gloss yet. satin is the best sheen. most cabinets come from the factory with a satin finish. satin is as durable as semi gloss, and looks 10x better. semi gloss is old school mindset that still holds up but lower sheen paint formulas in the recent years have come up. if your going white,off the shelf behr ultra pure white is always nice or white dove benjamin moore leaves a great impression.

If you can give the seller the impression that you have funds and you are "ready, willing, AND able" to do the deal, sometimes they will come back to you even tho another person might offer more - just because they feel better about you as a person/professional.

I have the impression that if it's not the tenants fault to clog the gutters or the sewer, the landlord should take care of it.
