Stuck - need BP help

I'm in a 11 month dry spell. I've been trying to buy my next buy/hold property, I've put in ---- (I've lost count) offers, maybe 12+ offers. And no deals. Our local market was hot for awhile. About three weeks ago, things seem to have nearly stopped. I've seen very few properties come on the market. Not much has moved. My agent friends say they're not moving inventory (they confirm what I'm observing) - odd for this time of year. Yet, the listing prices are still inflated.

I'm guilty of buying MLS properties. (I know, I know) Historically, I've had to look long and hard (and "bottom feed") for properties that will provide $150-$200/mo CF and 8-10% CCR. This would take up $30-40K of my cash in my area.

At this point I'm thirsty to make a productive investment move. So, I'm open to ideas here. What do you all think?

I'm open to any and all ideas. New marketing methods, out of state investing, other, etc. I like forward movement - and I'm itchy (and using a ton of self-control these days).
