You really just need the contractor to confirm that there's nothing out of the ordinary wrong with the place like sub flooring that needs replacing or a cracked foundation.Since you're also in the northeast do you guys have the issue with underground storage tanks (UST's - that were used to supply oil to oil furnaces)?

I would be out of business paying those rates.My experience has been tenants just want it to be fresh and pop.Buyers of homes want everything to be perfect.One of my tenants works for a landscape company.All other companies wanted 400 a month to do my 5 buildings.I give him a 100 rent credit per month and he does all five.I charged higher rent for the unit with giving the credit so I actually get the 5 properties completed for about 70 a month.Example building rents from 900 to 950 but most tenants are at 900.I set his rent at 950 so I still get 850 each month.Savings of about 4,000 a year on landscaping alone.

They remove a profitable property from the market, then screw up and go out of business to make room for another bunch moron rehabbers fresh out of a guru seminar. sigh... can't blame the sellers for taking a ridiculously high offer from a moron.
