I would advise to use a short term hard money loan, acquire it quickly, rehab it, and refinance into a long term DSCR loan. 

The only options that I see are rent by the room, mid term, short term, or just putting more money down.

That's the short, vague version.Basically, be laser-focused on your end goal and you will get there quicker and more efficiently.FYI - Here is a historical chart of sfr prices in the Ft Worth and surrounding area.

Though it is a negative cashflow move in the short term, I fully anticipate rental rates to catch up to the expenses in about 3-4 years and break even monthly.

This is typically how I approach my investing since I'm more in it for the long haul than short term rewards.
