We understand that worst case scenario we just extend the closing date but, is anyone here who can help us find an appraiser registered with AMROCK who can get it done soon?

Also contracts are automatically extended for 30 days, so if the probate gets resolved before the additional 30 days then you can still close.

Seller did not want to extend title. seller chose title company. 

You could extend out the term potentially for multiple years beyond what they originally wanted.

Not to mention there is an add on garage that extends over the property line.

I can tell you that, these things takes time & although communication hasn't been extended yet, doesn't necessarily  no progression is being made.
