I took a similar path a couple years ago by utilizing the 203k and occupying one of the units - definitely HUGE benefits to that approach.I'm not as familiar with the Cape and Plymouth area, but one of my closest friends and colleagues is down that way and has acquired 5 multifamily buildings by starting with the same approach.

Think about it this way - I'm coming from Charlotte, NC (definitely on the more expensive side of things from a real estate perspective), and we don't have near the selection of small multifamily investment opportunities that Pittsburgh has.

It's at 300$ from double.If one of my tenants leaves and I rent the unit at market price I can definitely rent for $300 more.The utilities are not included in the rent.

The above strategy you mention about helping borrowers get back on track is definitely the most ideal scenario IMO but you have to be aware of the fact that a good percentage of the time it doesn't play out that way.
