I've gone thru CL and captured several rental listings that seem to be owner/self-managed. Now I'd *actually* like to call them. Is the call flow something similar to:

  • introduce yourself
  • tell them you're an investor
  • ask them if they have ever considered selling their property
  • explain that I'm honest, professional and trustworthy

I'd love to hear some specifics with CL calls with landlords!

@Jovon Itwaru all sounds about right, except I wouldn't bother with telling them that your honest and trustworthy. They will only care if you have the money to buy. Tell them that you are investing in their area and are simply looking for owners that may be tired of landlording. Show them what you can do for them. If they seem interested, write up a letter of intent and send it to them with bank statements, showing that you have the money to buy.
