No matter what way you cut it if you make money on the deal you will be in a better position than not doing a deal and making no money.Check out IRR or internal rate of return as that would be much more helpful if you want to dive that deep into the numbers and will be the true rate of return on the investment vs just one aspect related to taxes.

I think there's a second aspect to what you're saying Jay.

You had a methodical approach to your story, and I bet that type of thinking helps in all aspects. 

I liked the patient care aspect of being an SLP :).

What I like about it, is how he gives step by step instructions and detail information in every aspect.

It may be beneficial to talk to a lawyer first to help you define how you want the deal structured. 

It was especially beneficial to hear about the unlikeliness that a lender will loan any money based on the potential rental income - I have been very curious about that aspect of the loan process.

@Tyler Mutch Guys who use formulas to define "Their price" seem to do a lot of analytics while the rest of us are busy actually buying and selling properties.
