It states on the website it’s the nations number one leading real estate transaction company which concerns me with competition and having the prices of these properties to just be bided up higher than any smart investor would pay.

I am highly concerned that the previous owner just slapped some paint on the walls to cover issues and while it's not hot and humid now, summer time could prove to be a disaster if I have an underlying problem.So thoughts, opinions, ideas?

My biggest concern would be greedy family members - I am seeing it too often how families fight over inheritance.

I am less concerned with the bankruptcy if you have had no problems with the existing tenant.

It's not a dangerous breed and the insurer doesn't have limitations anyway.

Mark - The area where you live is cheap as far as New Jersey is concerned :-)

The profit I am about to make off of the spec home has peaked my concern. 

I'd be more concerned that the tenant had someone move in without any contact with you, especially knowing that you live there...?
