There is some damage on the floor from a pet and one of the kids rooms has some urine smell in the carpet, they tried hard to get out but it is still there.We applied for rental assistance in December, and it still hasn't come through.Today they called me for the final walkthrough, "and just wanted to make sure they get their deposit back".If rental assistance comes through do I need to give them 2k for the deposit? 

I would rather know about a problem than let it fester and cause property damage or have resentful tenants.

There could have been a fire or severe damage that required extensive repairs. 

I would check with Cbiz and foremost to see if they will include wind damage at a reasonable costs so that you don't have to find a seperate policy.

They show up with a local attorney in our state claiming the same thing they did before and sent a legal letter to our company claiming they have ownership and then filed an affidavit with our local country to state they have claim to the properties and block anyone else while at the same time claiming they still want to close BUT now they want an additional inspection.  

The city gave a approval for one facility on the block, and I'm the only space for rent on the MLS.
