The math would look something like this.BEFORE TAX CASH FLOWNOI: $50,000Mortgage : ($35,000)Cash Flow : $15,000AFTER TAX CASH FLOWNOI: $50,000Interest: ($5,000)Taxable Income: $45,000Tax Rate: 37%Tax Liability: ($16,650)Before Tax Cash Flow: $15,000Tax Liability: ($16,650)After Tax Cash Flow: ($1,650)As you can see, in these circumstance, a before tax cash flow doesn't answer the entire story.

I would also suggest using a feasibility clause with at least a 14 day period, I would not be to greedy with assignment fees typically I see ($5,000) for the contract assignment depending on the circumstances.
