They are called task order based or job order contract in a government entity setting. you need to clarify that you will pay $xx per errand/material pickup, provided that it is xx miles away, and $yy if it is yy miles, this is because it takes them time to go out and pick it for you; also that you are willing to pay if in case materials don't arrive on time and they are on site, a 2 day notice is needed in case there are material delays, this will eliminate their down days (every contractor embeds down days on their bid, you'll end up paying for it anyways, addressing it now might help price, MAYBE).

They are not required to make the transaction early so that the money actually arrives to your account by due date.

Unfortunately we weren't able to replace the chair cover as we had back to back guests arriving 5 hrs later and ordered it from Wayfair. 

They will require someone from property management or the owner to meet the guest at the property within 24 hours of arrival.  

You want to time your mailings so that you are delivered and arrive to those addresses on those days.

That being said, it is nice to have a PM in case there is ever any disputes that arrive with tenants.

Do you ask them to bring proof of funds and a check for earnest money prior to arriving at the showing in case they decide to close?
