If I buy a multifamily apartment complex, am I required to bring it into compliance with building codes?  

Can I exchange multiple houses for a complex as part of a single 1031 exchange? 

If so, perhaps sitting on a serviced lot and working on your neighbours may be a better long term strategy.I too want to build - in my case a Passivhaus set of {stacked} townhouses and a 20 - 30 unit Passivhaus apartment complex - but now is not the time here in NB.Is the old doctor's house over on Gray still for sale or the 4-unit on King (close to your work)?

I am currently flipping homes in Orange County and just purchased a home at the court house steps.  

I just finished purchasing my next project at the court house steps and will get started with the rehab soon.

Many nicer/new complexes have been built away from school and the bus lines have been expanded making it easy.This is one person's analysis of what is going on in that market.  

I tried taking them to court, but didn't because I was sick of them both, I swallowed it a lesson learned, repair the damage and moved forward.

Everything will be done by the letter of the law and you wont have to worry about being sued or taken to court.
