Perhaps a few more details will help further. my wife finally completed her 15+ years of medical training and is a trauma surgeon making Really big girl money.

I am the oldest of 5 kids , 2 boys and 3 girls .  

Sad to say but I believe that my friend will always remain broke unless he were to drastically change his mindset.

But all it takes is a serious girl friend or one drunk exchange and poof, another “room” to turnover.

I did write up my own agreement that was pretty detailed about ensuring the sale of the property to myself after I pay lawyer fees and property goes into her name and she signed it and my lawyer filed it with the file but it’s not fully binding and further action would have to be done if she broke the contract.

They (gratefully) broke their lease before I could evict.

I was more interested in the what I guess you would call the case-study of the situation, being when you have someone under 18 trying to rent with others as a group.I would call it playing at being a grown up or Animal House.I once got a call about a vacancy from a very young sounding girl.
