Good Afternoon All,

I have been listening to the podcasts for a few weeks and finally broke down and built my profile. So here I am making the obligatory first post!

I have pursued the idea of building wealth beyond my own salary for years. I was toying with the idea of stocks for awhile, but I could never get past the inherent risk related to their volatility. I also could not kick-start a passion to learn all that is required to excel in such an endeavor. It's an intangible product. It's boring.

I am moving later this year and selling the my first personal house with the intent to purchase another in Tampa when I get down there. I am military, so the constant moving kept me in the rental market for a long time. I started educating myself on the sell/buy process to ensure I was educated when it came time to put my home on the market and came across the podcasts. I immediately took an interest in the investment portion of real estate. The thought that I will be cashing out the equity in this house excited me because it gives me capital to get started.

I am a goal oriented person, so 2018 will be busy for me.

1. Complete my BA in Project Management (8 years in the making...deployments and missions know how to get in the way of things!)

2. Complete my Warrant Officer Advanced Course (a resident course that will keep me occupied for 5 months in Virginia)

3. Sell my current house and move my family from NC to FL.

4. Purchase a new personal home and get them settled. The VA loan will allow me to keep the cash made from my first home.

5. Purchase my first rental property by Christmas using my previous home's equity for the down payment.

Right now I am in the networking/acquisition of knowledge stage. I know there's a lot of people who say don't wait to get started, but you can see I have a pretty full plate this year. I absolutely know I can do this, and I look forward to everything I can learn from every one of you.

Regards,

Austin

Hey Austin did you know you can do a VA rehab loan and buy a multi family property (up to 4 units). PM if you have any questions!
