Previously, to see if a deal was any good, I just let my financial planner figure it out because I thought it was all too complicated.

I've come to this as my standard practice:1)  Pull all students on the lease jointly and severally liable for to TOTAL amount. 2)  Include a co-signer/financial responsibility form for parents of each student. 

@Bryan Dorsey If you are willing to take on a value add project that is in bad shape (not financiable) you can get 2% in non major cities in CT.
